Ashton Apartments Project is the Department of Communities’ first project linked with the Metronet affording housing program, with an aim to provide affordable housing for key workers in Perth, including mobility dependent. The project includes the construction of 30 units over a 3-storey building featuring 5 x 1 Bedroom 1 Bathroom apartments; 15 x 2 Bedroom and 2 Bathroom apartments, and 5 x 3 Bedroom and 2 Bathroom Dwellings, with many internal sizes designed to be DDA compliant. The site is situated close to a railway station to allow access to the train network. The external works includes carpark, fencing and landscaping.

Role

Successful Projects were appointed as Project Superintendent’s Representative by the Department of Communities to deliver this Housing project. We assessed variation claims and EOT claims for latent conditions that were encountered onsite. We coordinated developer and Principal requirements and efficiently communicate with the Contractor to capture the requirements. We undertook bi-monthly site inspections and generate progress and monthly reports for the Principal providing for informed decision making. We managed the installation of mobility access fittings to ensure the correct code compliance is endured to and approved by the mobility consultant.

Outcomes

Due to the challenges during COVID-19 pandemic period (shortage of labour and delivery of material) and inclement weather conditions, the project was delayed by 3 months. To mitigate the delays, Successful Projects had weekly meetings to manage and resolve any design issues and gaps with the Client, Stakeholders and Main Contractor.

We conducted pre-Practical Completion checks of elevators, solar panels, power and water supply to ensure compliances and specifications are met. Practical Completion was finally achieved in mid-November 2021 with a 1% variation cost.
