Bob Hawke College Stage 2 | Construction Planning

Bob Hawke College Stage 2 comprise of new 4 storey buildings situated in Subiaco, an urban locale famous for culture, entertaining areas and heritage architecture. The college is approximately 10,000 sqm of additional GFA and accommodates an extra 1000 students. The Stage 2 Facilities compromise:

• Performing Arts Learning Area
• Music, Visual Arts, Media Learning Areas
• General Classrooms
• Student Services
• Staff Areas
• Roof Terraces and Landscape 
• Courtyards

Role

Successful Projects were engaged to provide design programs, design process tracking and reporting, consulting on construction execution planning and staging. Some challenges in this project were a large change in market conditions and resourcing availability from commencement of design to execution of construction works. We prepared mitigation programs to assist in the completion of Separable Portions and identify critical paths. We independently assessed progress and kept the principal advised of critical path resources.  We assisted the project team, including the principal and contractor, to source critical path resources through other contacts we had to alleviate the delays to program. Long lead procurement items were also high risk and critical to the project for a significant portion of the works. We used the program for lookahead to assist with assessing alternative materials, plant and equipment that may alleviate delay to program from specified items.

Outcomes

Our Planning Services assisted the Department of Finance Project Manager and Superintendent’s Representative with regular reporting to identify delays resulting from covid related items, subcontractor inefficiencies and design changes. This allowed a focused team effort in the areas as required. Our role as Project Planner’s was crucial in effective project management, risk mitigation, claims assessments, and constant engagement through site visits and reports played a pivotal part in the project’s completion.
