Dwellingup Community Village | Project Manager

Dwellingup Community Village stage 3 incorporates construction of 11 residential units based on the village Master Plan including expansion of the existing community building with associated civil, infrastructure services and landscaping works. Accommodation units have been designed to consider the climate of Dwellingup and have consideration of the special needs of the elderly. Important design elements included maintenance minimisation, fire protection, accessibility internally and externally and innovative and creative building design.

Role

Successful Projects role as Project Manager and Superintendent was to ensure the project will be delivered in accordance with the contract and grant funding budget. We assessed variation claims, EOT claims, certified payments under the SHERP Grant Funding requirements, quality assurance, site safety and environment compliance, and managing the on-time milestone delivery of the project.

Outcomes

The project faced challenges with Material and Labour Shortages / Fluctuating Cost and Inclement Weather Conditions. To mitigate the shortages of material and long lead items, the designs, specifications, and construction methodology were approved in a timely manner by the Project Control Group for the contractor to commit their procurement order. To mitigate weather, construction was scheduled to ensure roof coverings were completed before the winter season.

The project achieved Practical Completion in five stages to support the Principals early occupation, with the first two dwellings handed over 20 November 2023 and the final three dwellings to be delivered on 10 June 2024.
The Nursing Post extension will achieve Practical Completion in mid-July 2024.
