Landmark Building | Project Management and Superintendence

The Landmark Building Project in the Armadale City precinct was to relocate various neighbouring governmental departments to new building over a period of 10 years. . The building consists of four floors plus a basement car park. It is made up of commercial office space and end of trip facilities with 31 car bays, eight motorcycle bays and 32 undercover bicycle-rack facilities.

Role

Successful Projects were appointed as Superintendent and Clients representative to deliver this prestigious project by October 2014.  The role also included tenancy coordination of the integrated fit-out for the major tenants of this building and worked with the Contractor and IFO designers to coordinate furniture, fixtures and fittings for an integrated approach to their fit out designs.   The role was then extended to work as the tenancy coordinator to the various government departments and ensure a smooth handover from their existing to new office accommodation.

Challenges with the inground latent conditions risked impact to project schedule and were cooperatively mitigated by the Superintendent and the Contractor to deliver for the Client and were the result of detailed and focused attention to Contractual requirements.

Outcomes

Our collaborative approach allowed for extensive additional scope including a precinct wide power upgrade, to be delivered in parallel with the contracted scope at a competitive price and without delay to the project schedule.

The project was delivered in December 2014, slightly behind program due to the liquidation of the façade subcontractor while façade works were in progress. A cooperative approach was implemented by Successful Projects to assist the Head Contractor to minimise delay and to mitigate risks to both Contract parties, achieve quality requirements and ensure appropriate façade warranties were provided.
